General Tax Advantages of Living in Florida

While many Florida tax advantages are tied to property ownership, residents also receive additional tax benefits that apply to everyone:

  • Florida has no personal state income tax, which may create meaningful annual savings for residents relocating from higher-tax states. This applies to many sources of retirement and investment income as well.
  • Florida also does not have an estate tax, allowing you to plan your long-term financial legacy with confidence.
  • While Florida does have a sales tax, there are annual "sales tax holidays" when you can shop tax-free at key times, such as back-to-school. Some essential items, like groceries and prescription medications, are generally exempt from sales tax.

Homestead Exemption

The Homestead Exemption is one of the most powerful tax advantages that you can enjoy as a Florida property owner:

  • The Homestead Exemption is available for a permanent residence in Florida, provided the owner meets eligibility requirements as of January 1 of the applicable tax year. Proof of permanent residency is required when you file.
  • The Homestead Exemption allows you to exclude up to $50,000 of your property's value from property taxes each year.
  • The $50,000 benefit is broken into two sections: the first $25,000 applies to all property taxes, including school district taxes, while the second $25,000 applies only to non-school taxes.

Save Our Homes Cap

The Save Our Homes Cap is an advantage that works hand-in-hand with the Homestead Exemption to help keep property taxes more predictable over time:

  • The Save Our Homes Cap applies after the first year you've received a Homestead Exemption and had the property assessed at market value.
  • It caps increases in assessed value in subsequent years at 3 percent, or at the Consumer Price Index increase, whichever is lower each year.
  • If you move to a new homestead located in Florida, you may be able to transfer all or some of your Save Our Homes benefit to the new homestead.

Additional Tax Advantages for Florida Property Owners

In addition to the Homestead Exemption and Save Our Homes Cap, Florida offers a variety of lesser-known tax advantages for property owners, including some that can help you save when it's time to file taxes:

  • Mortgage interest may be deductible on your federal return, depending on your loan, filing status, and whether you itemize deductions. This can be especially valuable during the earlier years of a mortgage, when interest often represents a larger share of the monthly payment.
  • You may also be able to deduct state and local property taxes when you file your federal return, subject to IRS limits and itemization rules.
  • If you sell your residence and meet certain IRS requirements, you may be able to exclude up to $250,000 in profit from capital gains taxes. The limit rises to $500,000 for married couples filing jointly.
